And we are back in the Catalyst studio with Market Catalyst. Joining me today is my landlord, Mack Feldman.
Larry Feldman: We have a proprietary method of marketing that is different and unique in the market, and that is that we market through real estate brokers.
Larry Feldman: I’ve learned the very hard way not to buy properties in markets that are an airplane ride away, or in far-flung markets that I know nothing about. It has to be in our backyard, on street corners we know, and it has to be a strategic fit.
Jonathan Schneider: We really want to expand in a way that it allows us to manage the properties the way we know is correct to manage them, and we like to retain the controlling interest in those properties.
Jonathan Schneider: The value proposition that I think Feldman Equities brings, unlike other sponsors, is that, one, we’re very specific.
Larry Feldman: We want to buy a platinum location. We can change anything about the building, physically. We’ve even, in our history, reclad entire buildings, end to end; re-windowed them; we’ve gutted them.
Jonathan Schneider: Up until recently, the investment philosophy for Feldman Equities has been, “Go out to the market and find a good deal that we could find institutional money for; raise that money; find the best debt possible; then, acquire that asset.”
Larry Feldman: We do a top-to-bottom financial analysis where we evaluate all of the costs necessary to work our magic. We reinvent the office building. We do things like these amazing fitness centers; we do new lobbies; we put in chill zones; we put in cappuccino machines, and soft seating.
