The heart of downtown St. Petersburg is set for a significant transformation as Feldman Equities Realty, the leasing agent for City Center, announces the commencement of a multi-million-dollar renovation project.

Officials with St. Petersburg-based Feldman Equities announced Monday morning that a multi-million-dollar renovation project has commenced at City Center.

Real estate values across the country have continued to increase for the last 10 years, with median home prices roughly doubling, according to the Freddie Mac House Price Index (FMHPI)

Across the U.S., the office market is in tough shape. Sales volumes are down, and new construction has slowed to a crawl. The 18.8% national vacancy rate in April 2024 was a full 210 basis higher than a year earlier, according to data firm CommercialEdge.

We have been saying it for years and it is happening: Workers are returning to their offices. As of February, foot traffic at offices was up 18.6% year over year, according to data from Placer.ai, which tracks cell phone data and visits to 1,000 office buildings nationwide. 

As the office market continues to struggle nationally, there remains a tendency to paint the entire sector with one broad brush. According to the overly simplistic story line, the “doom loop” for offices applies to offices of all types, and in all locations.

It’s no secret St. Petersburg is a jewel bustling with small locally-owned businesses and an activated waterfront, but there are glaring gaps in the residential and office markets.

Read the headlines about the office market, and listen to the chatter among industry leaders, and the message is clear: The U.S. office market is in a dramatic downturn. Distress is sweeping through New York, Los Angeles, San Francisco, Chicago and other major business centers.

Office markets nationwide are struggling with remote work. But in Florida, where office markets just notched another quarter of record-high rents, those struggles look remote indeed.
