CREW Tampa Bay selects Castille at Carillon as a WINNER for the 8th Annual CREW Tampa Bay Excellence Awards

Colliers International Tampa Bay’s Gerlach Team was recently honored along with Feldman Equities and Tower Realty Partners with the CREW Tampa Bay 2019 Sales Transaction Excellence Award. The teams earned the award for their work on the sale of Castille at Carillon, a Class A office portfolio located at 400 and 450 Carillon Parkway in St. Petersburg.
This award honored an organization or individuals who played a pivotal role in a sale transaction that was unique in scale, scope or challenges, and which resulted in a beneficial economic and /or social impact on the local community or was successful despite multiple unique complexities.
Castille at Carillon was Feldman Equities‘ and partner Tower Realty Partners’ first acquisition made in collaboration with outside investors through the CrowdStreet Marketplace, a crowdfunding platform that is changing the face of commercial real estate investing enabling small and mid-size investors to own a piece of commercial real estate. With crowdfunding, investors are able to access the same kind of returns that were previously only accessible to multi-million dollar funds. The Castille transaction exemplifies how technology can disintermediate traditional real estate capital sources. Crowdfunding Class A real estate is the future of commercial real estate investing.

Feldman Equities and its joint venture partners collaborated with outside investors through the CrowdStreet Marketplace, a crowdfunding platform, to acquire the property. Castille at Carillon’s two buildings are connected by a breezeway and parking garage, a rare feature in Tampa Bay area office real estate. Tenants with long-term leases include Edward Jones, Electronic Data and DexYP, and occupancy at the time of sale was 94.6%.
